Background:

On 19 October 2021, Kiama Municipal Council resolved to proceed to open tender for the sale of land located in Akuna Street, Shoalhaven Street and Terralong Street, Kiama. The landholdings are described below and shown on the accompanying plan.

The land has an aggregate area of approximately 6,726m2 subject to survey. The current zoning of the land is B2 Local Centre under Kiama LEP2011. Kiama Council is presently reviewing its Development Control Plans relating to the Kiama town centre including these sites.

The land was historically used as a newspaper printing establishment with associated residential structures on Shoalhaven Street. A hardware store formerly occupied the Terralong Street lot and extending through to Akuna Street. The original structures supporting these historic uses remain with current land occupation as follows:

  • dwelling - one residential tenancy managed under the Residential Tenancies Act
  • shed - storage of building equipment storage under two separate short-term licences
  • commercial premises - retail shop operating under short term licence arrangement

The former newspaper print building on Shoalhaven Street is vacant.

Kiama Municipal Council acquired the land containing the former newspaper printing establishment on the corner of Akuna and Shoalhaven Street in 2012 and further acquired the premises containing the Mitre 10 hardware store in 2014 to strategically add to the original property acquisition in the Kiama town centre.

Expression of Interest (EOI) to tender for purchase of the land

Kiama Council undertook an Expression of Interest for interested parties to tender for purchase of the land for 31 days commencing 15 March 2022.  Savills Sydney has been appointed by Council as marketing agent for sale of the land (by public tender) process. This process concluded 14 April 2022 and potential tenderers shortlisted. The shortlisted EOI’s will be invited to tender for purchase of the land.

Invitation to tender for purchase of the land (selective tender)

This is a selective tender Invitation under s166(b) of the Local Government Regulation 2021. The tender period is 21 days commencing 5 May 2022. Details of the submission requirements and assessment criteria for selective tendering has been made available to 4 of the shortlisted tenderers  by direct invitation. The tender will be determined by the full Council as soon as practicable after the evaluation and assessment process.

Tenders must be submitted by 2:00pm on 26 May 2022 using either, Council’s e-Tendering portal (in pdf or Microsoft word (zip) format), or, placed in a sealed envelope and labelled with the tender title and closing date, addressed to the Chief Executive Officer and placed in the tender box, located in Kiama Council’s Administration Centre reception, 11 Manning Street Kiama NSW between the hours 8:45am and 4:15pm Monday to Friday.
